Last year I sent them an email and they dropped my renewal from like a $350 increase to a $230 increase to match the price on the site when prices dropped, so it must depend on the complex.

Greystar was the WORST management company we ever had too. When they bought our apartment complex, they came in and basically told the current office staff to pack their shit and get out by lunch. Didn't give anyone warning, didn't even let them contact anyone to say goodbye, and got shitty with residents when we complained.

Greystar luckily pulled out of my apartment, but the worst thing about them was how understaffed they kept the leasing office (only 2 people lol) and Fetch. That company has 500+ complaints on BBB. I live in a Greystar property and have been here almost a year. We have had am amazing experience. Our maintenance staff is top tier, the leasing office is always helpful and kind and the property stays exceptionally clean. I have read so many bad reviews of other greystar properties, so I really do think this has to be property dependent.
